Insurance question for buying new properties

When we purchase a property and go to add the property to our policy, they always want to know what year the electric and plumbing was last updated. Frequently, either the seller doesn't know, or when it is an REO or foreclosure, there is no one to ask except have an inspector guess. How do others handle this and come up with an answer to give the ins. co? Any insurance agents want to offer some insight here?
