The HML will certainly sue both the LLC and the personal guarantor personally. The CRAs pull from the court records, so will pick up and report the foreclosure from there.

@Dan V. - thanks for your help. I got all 72 units set up with tenants as sub-customers (I found out by calling tech support that on the desktop version, they are called "jobs" rather than sub-customers, but does same thing) as you said and it looks like it is going to work great.  Prior owners had them set up with a new customer each time there was a new tenant, so it was really clunky.  Happy Easter!

So we recently closed on our first self-storage facility. The prior owners used Quickbooks and gave me their license and back up file, but I think that they were not really optimizing QB - mainly just used it to generate invoices. I wondered if anyone has used it for this and could just give a little info about how best to set it up (is each "customer" a unit, etc.). I have used QB for years so am not starting from scratch, but want to start out on the right foot since it is a lot of units to keep organized.

We got a local self storage facility under contract yesterday in an off-market deal. Currently there are 3 buildings and there is room for 3 more buildings, so plenty of space. I am wondering if there may be a market for RV storage if we put up a secure fence around the property.  We are in northern Ohio, so I figured that anyone wanting to store an RV would want something enclosed or at least with a roof, but several colleagues have said there is a strong market for just open parking. Wondered if anyone has experience with this?

Looks like a vented gas (or propane) heater. We put one in a small brick SFR we own. Does a nice job heating, but takes up quite a bit of space. Our house didn't have an accessible basement or any vents to make a traditional furnace work, so we didn't have many good options. So far, we are happy with it.

Sounds like you may have possible recourse, but make sure you have done/are doing everything on your end to get to closing.  If there was a closing deadline and it passed, they may say you didn't close by the deadline in the contract so the contract is null.  Did they tell you they were raising the price before or after the original closing date?

Using an attorney to assist with advising and drafting of a purchase agreement is almost always going to be significantly less expensive than paying a realtor’s commission.
