Seller on deed but several other names on mortgage

Hi,

My thoughts here are that the deed is what matters most...but I'm not sure.

The seller is on the mortgage with several other names of the same last name (family) when originally purchased property in 2009.

However, when the deed was done in 2009, it only has the sellers name as it also appears in the appraisal records. The family members that appear on the mortgage are only on the mortgage.

Seller got married in 2014 and now wants to sell.

Is it the deed that only matters and who holds it as to the say so of the property. Meaning to sell or not to sell. Do the family members on the mortgage have no rights because they are not on the deed?
