Wholesaling in Nashville

I am looking at a 700 sq ft single family in East Nashville and wondering if I could get any insights. The goal is to wholesale it. Does anyone invest in that area and know what the ARV might be. The property is close to Shelby Park, .2 acre lot I think, and probably will require a moderate amount of repair.
