Hey Amber. I am a Realtor based in Delray so I can give you run down if you're interested. Rents are pretty strong in Florida but prices are also pretty high. I'm not as familiar with Broward and Miami-Dade counties but in Palm Beach County the rents often don't justify the purchase price for things on the MLS. There are exceptions though and I'm talking specifically about small multi-family. Reach out and lets have a chat. I can help you with at least 25% of your list.

Hello everyone,

I'm wondering if they are any reputable wholesalers in Grand Rapids or West Michigan? I'm looking for properties that need full rehabs preferably.

Also I know that Grand Rapids has some rental regulations. If anyone could provide some general insight on the rental rules that would be helpful too!

Hi Zahra. I'm an agent and an investor living in Delray. I am very familiar with the market so I would be glad to give you some tips. There are definitely multi-families east of 95 from Miami to Ft. Pierce it just depends on what you're willing to tolerate. Delray has a bunch close to downtown, Boca has a few that tend to be higher priced and maybe not the best for cash flow. If you want to have some flexibility then I would suggest a property without an HOA. Also zip code might be too big of a swath to point you to. Florida can be have vastly different areas within the same zip code. I am a Realtor living in Delray though so I am very familiar with the market. Hey Genaro. From what I have head construction can be around $200/sq ft although I am no expert. That being said Delray and Ft. Pierce are two vastly different markets. Almost opposite ends of the spectrum if you ask me.

I think the list is your most valuable asset. Nashville is super hot and there are lots of guys out there marketing but not a lot of them have a solid sense of direction. Everyone is using the same lists and bombarding the same people. If you know your area, house by house, block by block you can still have great success. Know which houses are vacant, rented, owner occupied, and in disrepair. I think it's better to send 100 personal letters or phone calls then to mass-market in Nashville right now.

I agree with the crowd on this one. It's probably not great for an executive rental in the way it's being framed. Most people traveling for business want to be close to their place of business. It could however work really well for an executive retreat. Where there's a will there's a way. If it's a good deal and you're creative you can make it work!
