Hello Team! I'm looking at a house in Oakland, CA today. I know most of the basic questions and I don't want this thread to get repetitive, so to keep this interesting I am asking...

What is the one question you've asked a listing agent that was a game changer? (For better or worse). Anecdotes appreciated!

After "Will you represent me?" (above), I ask:

"Is there anything the seller would like to see with an offer? 10 day close? 1031 exchange time? Lease-back to stay there for some period? Seller carryback so they can earn income by financing sale of the property? Special requests??
