Multifamily Zoning

The opportunity came up as part of another deal to buy a decent sized chunk of land in a rural-ish area for very little money. This land is separated by one building lot from a multifamily I had an offer accepted on, which was built in 1989.

Out of curiosity, What are the odds I can build new multifamily buildings on this land? What's the fastest/easiest way to find out how a property is zoned? How hard is it to change this zoning?
