Certificate of Occupancy

How would I go about verifying all units of a triplex have current certificates of occupancy? Is this something I should be worrying about? For that matter, I don't even know this property is actually zoned for multifamily, even though it is and has been for at least 15 years.

I had an offer get accepted on a property and now I'm sitting around thinking about all the things that could go wrong that I didn't think about until now...
