Lenders with lenient cosigner Req's?

Hi guys,

I'm a newbie in Michigan looking to buy my first property FHA and plan to house hack for a year before converting to rental. I'm going to need a co-signer because I just started working and a lot is 1099'd. My to-be cosigner is an investor with a fair amount of properties and loans out. Can anyone recommend banks in MI that might work with that?
