Buying Jacksonville Portfolio

Hey Fellas,

I have a motivated seller looking to sell me his portfolio of 6 SFH. I'm looking to lock these up and wholesale it to a landlord investors.

I've never wholesaled a Portfolio so I don't know what to expect. I'm not sure how closing costs work when selling a Portfolio also? I know when wholesaling a single family house, you make sure to deduct the 4% from the end buyers purchase price..

Do I multiply 4% x 6 and deduct that from the purchase price ? or deduct 4% of the end buyers purchase price ?

Like i said, I never wholesaled a portfolio and I want to make sure I execute it correctly..

The owner wants to sell me more of his properties but I cut him off at 6 because I'm a little weary of how this would work.

Any advice is appreciated.
