Fort Worth, TX Buy and Hold

Hello!

I'm looking for buy and hold investment properties in Tarrant County and north part of Forth worth.

I like to find an investment with the following parameters:

Single family home, 3/4 br, 2+ bath, 1,500 - 2,800 sq ft, built in the last 15 years, price $130K-$185K, rent $1,250-$1,700 with a gross cap rate (annual rent / purchase price) of 11% or so.

what is the best way to find great cashflows deals? Appreciate any leads to brokers or RE agents... Thanks a lot!
