Feedback needed on list of places to move to invest in Real Estat

I would love if anyone who has had experience investing in these cities, to chime in. Specifically, I want to guage on 1. cash flow/purchase price 2. ease of investing (more vs. less hands on), and 3. if flipping is better for some reason than buy and hold.

I have never been to any of these cities, but will likely be going next year to one of them. I am sort of bummed coming from Hawaii, but I am optimistic. If I can't get excited about the area, I can at least get excited about the REI. For reference, my experience is in rather passive(ish) buy and hold investing.

I appreciate any and all feedback/tips!
