Yes, I'm still happy with them. We currently have 2 properties through them and it has been a positive experience. However, I will say that my criteria were over $900 rent. This eliminates a lot of their properties, but I wanted the type of tenant that is over $900 rent. I don't know what your experience would be if you get one of their lower-priced properties, which is their bread and butter. They have a great reputation in that market, but I just don't have experience in the lower-priced properties.

Just throwing in my two cents as Provision has done our taxes for the past several years, and we also had a strategy package with them at the beginning. We did NOT pay anywhere close to what others are quoting here for the strategy, so perhaps they raised their prices since then. I think we paid a few thousand. I'm sure it's all dependent on your situation too. Our previous CPA (before Provision) was doing a terrible job of maximizing any tax savings, so Provision was well worth the money for us and immediately saved us five figures. We will continue to use them and believe they are saving us more than we spend with them. But keep in mind they are a big enough firm that they are not going to spend hours on the phone with you without you paying for it. They are not super generous with their time in that way, which I guess I understand given their size. If you're looking for that, you probably want to try someone a lot smaller. If we only had real estate investments, we would probably use another CPA that specializes in just real estate. But we also have an e-commerce business and a consulting business, and are confident they understand all of them, including real estate. They have been a good choice for us and are very aggressive at minimizing our tax liability. My one complaint would be that I wish they were a little more flexible with their time. 

We also own two houses with Midsouth and have been satisfied. We would own more but their wait list is very long so you can't buy very many with them. We had to branch out to other markets to deploy capital faster. The only thing I would caution is that, even though it is "turnkey," you must still actively hold any turnkey provider accountable. I find that managing our turnkey properties is still work. You are "managing the manager," essentially. But overall we are still glad we went this route, and we will continue to buy from them. They stand behind their word, and that means a lot in this business.

I have bought one property through them and am waiting to purchase another. I've been pleased with them and have had a tough time finding another turnkey provider quite like them. The main downside is there is so much demand that their wait list is long. I can literally only buy one property per year through them, so don't count on building up a huge portfolio with just them. You will need other providers too.

I used Asher Murray for both my inspection and reinspection. It was a positive experience, and I will continue to use him for my future Memphis properties!

I am purchasing a property on Van Vlissingen -- south side of Chicago -- and am looking for a recommendation for a home inspector. I got some great recommendations from this forum when I purchased my Memphis property, so I'm hoping to receive some solid referrals for reliable, thorough home inspectors. Any recommendations?

I know I've seen this question asked before, but I cannot get the threads to come up in search, so I'm asking again here. I am in need of a home inspector for a Memphis, TN, property I'm purchasing. Any recommendations?

@Prab C., I would say they are pretty cost-effective (around $1000 or less per entity). It's set up so that an "Incorporation Specialist" handles your account, and I have never spoken with an attorney (although my accounting firm did speak with Garrett Sutton to get his recommendation on how to structure everything before we proceeded). There is not a lot of hand-holding/explaining. It kind of feels like basically just filing the papers and not much explanation behind anything. I personally would still use them again because I like their approach/strategy for asset protection. Every company will have pros and cons. I do wish there would be a little more explanation behind each step. But I get the feeling that the "Incorporation Specialist" is more of a frontline employee, so they're definitely not at the same level as an attorney.

@Prab C., I am using Corporate Direct, which is owned by Garrett Sutton. I read several of his legal-related real estate books in the Rich Dad series and liked his approach.
