Over many months researching, I'm about done with the MLS. I learned a lot through this time and worked with a great agent.
The MLS appears to be 15% some even 20% over want I want to get. Maybe I am being naive, maybe it's closer to the truth.
I had two different type of agents. I started with a SFH agent, and this prove to be very frustrating. Then, I reached out to an investor, and this help me realize that finding deals through the MLS is harder than what I originally thought. I thank them both for their time and will do business with them if the opportunity arises.
My next step it to hit pre-foreclosures, worth to mouth, FSBO, and a few yellow letters. This may be futile effort, but I will try.
