Need an experienced realtor /investor in Columbus Ohio

I am from AZ but the market is too hot and its difficult to find deals.  I know that BP members  suggest staying in your home area but I have access to some very good deals in Ohio.  More specifically, I would like to focus on Columbus since their seems to be a stronger market there.  

Is it too risky to venture into another state?   How would you suggest I capitalize on the deals I have access to?  Should I partner with a realtor in Columbus who could help me assess the property before buying and possibly oversee the rehab along with selling the property?

 I have a great GC and contacts to many of the subs but I just don't have boots on the ground.  Would you trust a realtor enough to have them be your eyes and ears?  What are your thoughts?

I'm from Southern California and the prices are pretty crazy out here as well.  I'm currently investing in Columbus OH.  If you give me the addresses of the homes you're looking at, I can tell you if it's in a good or decent area.  There are many pockets within pockets in the Columbus area, so just need to be careful.
