Need an experienced realtor /investor in Columbus Ohio

I am from AZ but the market is too hot and its difficult to find deals.  I know that BP members  suggest staying in your home area but I have access to some very good deals in Ohio.  More specifically, I would like to focus on Columbus since their seems to be a stronger market there.  

Is it too risky to venture into another state?   How would you suggest I capitalize on the deals I have access to?  Should I partner with a realtor in Columbus who could help me assess the property before buying and possibly oversee the rehab along with selling the property?

 I have a great GC and contacts to many of the subs but I just don't have boots on the ground.  Would you trust a realtor enough to have them be your eyes and ears?  What are your thoughts?
