Depending on the city you’re looking there are multi-units available.  Although lately it’s been a bit challenging finding a good one.  I expect with the rates going up that the market will slow a bit and may be a totally different market when you’re ready to buy in a year or two.

For 1-4 units you can do an FHA loan 3.5% if it's going to be your primary. Depends on the price point of course. For my multi-unit in Fullerton I did 10% down to avoid the PMI and got a good rate putting it as a primary.

I'll consider Fullerton given the location is central and - of course - the price points are better compared to Irvine. Heard Fullerton has developed a lot, but truthfully did not do much research about the schools, neighborhoods, etc.

Did you live in your multi unit? If so, was your financing 20% as well? How common is it to come across multi units in Orange County?

I've been invested in Columbus market for little over 2 years now.  Seen a lot of growth just in the past 24 months.  The people and market are great.  I'd recommend taking a closer look.

Kyle Steiner looks like you’re right down the street from me. I’m in Irvine. My 2 cents would be to hold your condo in California. It’s near impossible in today’s market to find an investment to give you that kind of return in our local markets. Especially being free and clear. I’d suggest getting that line of credit and investing OOS. This way you’ll diversify and still have one here in California that will still appreciate in the long run (10-20+ years) and can have one OOS that cash flows. I have a few rentals here in Cali along with some OOS, so speaking from experience. Good luck and feel free to message if you have any questions

@Account Closed Not delayed as they do conventional freddie / fannie loans and other traditional loans.   Believe they also offer cash out refi's.  PM me if you like info.

@Kevin Williams I have a loan guy that's actually based out in Columbus area and is awesome.  I use him for all my loans and they can do loans low as $20k purchase price.   Send me a PM if you'd like his info. and he may be able to help.
