Out of state property inspections

I am interested in purchasing income properties out of state and wonder how the process works.  I'm sure it is just like buying property locally, but I wonder about the inspection aspect for out of state investing.  Should I be present at the time of inspection? Visit the property personally before even initiation an offer and inspection?
