Hello fellow landlords and investors. I have a 4 unit building in Long Beach CA and looking for alternative rental property insurance companies. I may be parting ways with my current provider. What insurance companies are you guys using in Long Beach and Los Angeles county properties that you have been pleased with.

hello,

Does any long beach CA or Los Angeles CA landlords have experience with a tenant falling behind on rent, filing an eviction and then agreeing to a repayment plan for the back due rent? My tenant and I have worked out a repayment plan to dismiss the eviction against them and now after a couple of months of paying they have now not been able to make payments towards the rent and back rent. I do have an eviction case ongoing in the event they default I can proceed with the eviction but do not know what forms, files or legal avenues I need to pursue with the court to get them out. Any recommendations or experience in this would be greatly appreciated.

Hello. Bought an investment property in Idaho and need some help obtaining the current Idaho lease agreement form and any additional state required forms that need to be provided to tenant. Does anyone have this information or a website I can browse for this information that is up to date 2022/2023

Great information here. I understand there can be a mixed bag of housing quality types in Meridian. I have a couple of friends who relocated several years ago and some areas can be hit and miss for value and quality of neighborhoods and housing. One friend to stay clear of anything between Ustrick and the 84 due to new big houses being plopped right in older home neighborhoods. True or not… I don’t know but just checking. What sections of Meridian would you target for someone in my shoes. Short term rental for a couple of years before moving in. Housing has inflated like California in Meridian and is a concern for price point and rent to cover mortgage, taxes and insurance.

Hello,

Has any landlord in CA used a real estate attorney to start their LLC on a 4 unit building? Is an attorney required and is it worth the $1500-$2,000 for their services? Any advise, tips or recommendations would be greatly appreciated.

I will give it a go and see how challenging it is.  I’d like to keep both my CA properties for the appreciation as time goes on until I can’t keep up.
