Tough time finding 3/4 units should I look for 2 Family?

Hello BP,

My goal for this year was to buy a 3 or 4 unit res bldg. I had a Realtor but he was really wearing to many hats. I have placed bids on properties that the numbers looked good on, and those are far and few between. Lost out buy 2k on one, cash to another, etc.

My question is, do I change my goal and look for 2 units? or stick to my plan of looking for 3/4 units for a better cash flow?
