Easiest/best way to sell/transfer home to family members

Hi,

My relatives live in a house that I own and they want to take over the mortgage/title of it.  They have gotten pre-approved for a loan so that they can pay off the debt I owe on the house.

I don't need a real estate agent.  Do I only need a title company to facilitate the transaction?

Am I able to do it just with the mortgage lender?  Because the title on the house is clear etc. because I just bought the property 4  years ago for them to live in.  However, they now have the ability to buy/take the house from me.

Any advice/help would greatly appreciated.
