You're right because it falls under the sole proprietorship.  How about it goes under a C-Corp?  Do you think there are benefits in that arena because you could start deducting more items and potentially delay the 2nd layer of taxes?

Hi, 

With the new tax bill treatment of income from LLCs, should I put my rental properties into an LLC(s)?

Would the rental property income be taxed at a different rate than a W2 ordinary income rate?  Or would it pass through just the same to my W2 wages?

I will be selling the property at the price I bought it 4 years ago, so it will be an "arms length" transaction.  Will that cause an issue?

Hi,

My relatives live in a house that I own and they want to take over the mortgage/title of it.  They have gotten pre-approved for a loan so that they can pay off the debt I owe on the house.

I don't need a real estate agent.  Do I only need a title company to facilitate the transaction?

Am I able to do it just with the mortgage lender?  Because the title on the house is clear etc. because I just bought the property 4  years ago for them to live in.  However, they now have the ability to buy/take the house from me.

Any advice/help would greatly appreciated.

@Ryan Landis this would be for myself and my family members. Do you know of any brokerages in the bay area which have low/no fees? Also, do you have an opinion between SMCAR and SILVAR?

I can't tell the difference.  I also can't find the SILVAR fees sheet.

Hi,

I'm a real estate investor.

I just passed my real estate exam and I would like to find a broker so that I can hang my shingle and get access to the MLS and the key fobs to view properties.

I found ReEbroker.com to hang my shingle (open to other brokerages) and would like to understand the advantages of paying the NAR and CAR and Local real estate association fees vs. just signing up with the MLS through my local real estate association.

Any light on this would be helpful,
