Hello bigger pockets I am currently in the middle of my first flip and I am planing on buying my appliances during the Black Friday deals. I have some options on which direction to go. Since this is my first flip I want to get the bigger pockets community to chime in on what will get me the best return on investment. The house is in havertown pa. It's a 6 bed 2.5 bath 3300sq ft. Estimated sale price is between 450,000-500,000. They just built a new construction two blocks away 5 bed 3 bath 3200sq ft , asking 725,000. The new construction has a standard gas range (1,400-2000) with a microwave above it (200). My options 1) standard gas range 2,000 Exhaust hood 700 Draw microwave 800 3,500 total 2) Viking cooktop 2,200 Viking down draft 2,200 Double oven 1,600 Draw microwave 800 6,800 total 3) gas range with double oven 2,700 Exhaust hood 700 Draw microwave 800 4,200 total 4) standard gas range 2,000 Over range microwave 200 2,200 total 5)gas range with double oven 2,700 Over range microwave 200 2,900 total I know kitchens sell houses. What would your suggestion be? Will I get the return on investment if I go with the higher end appliances?

What do your comps have? Can you attend some local open houses to see what your competition is like?

I would say check out what the comps have. Definitely don't think the Viking appliances are needed. I never did understand their ridiculous price tag. If I had to pick I would say option 5.

What is the rest of the kitchen like? Did you replace the cabinets and counter tops? Are they high end too?

From a purely personal point of view as the one who does the cooking I would prefer a hood exhaust as opposed to some counter top exhaust and a double oven.

What if you didn't decide but go with some kind of builder(flipper) credit and let the buyer decide up to a certain value?

    Just my two cents worth

Keep the discount sale prices and use Lowes price match with it in the future.

Option 3 in my opinion is the most bang for your buck. Exhaust hoods add a premium look to the house that a microwave over the stove simply cannot. I'm also biased as someone who cooks a ton and would require that in my "forever home" which for most people that $500k house is. Just my two cents.
