Excited about a 850k venture

First I want to say I'm new to realestate investing, so new I havent bought my first yet, and excited about an 850k venture I stumbled across today.

I was doing my usual troling the town looking for single family homes (sfh) when a sfh converted into a duplex caught my eye. Long story short, I talked with a person who is getting out of the business and selling sfh, 4.5 duplexes for 850k. I'm starting the numbers tonight and hope to work it out. I'll post more later and will be asking for advise as time progresses.
