Need help with talking to buyers for owner financing.

I owner carry a number of houses a year and I think my least favorite part of the biz is finding the buyers. Which means talking on the phone to a host of folk that can pay $700.00 a month on an $1200.00 a month house or folks that has $2000 to put down next month.( $2000.00 is not a enough to get into most places just for rent). By the time a real buyer comes around I'm on edge and not in the best of moods. 

I'm willing to share part of the down payment for help in this area, but not sure how to go about it. I need someone that can talk to a buyer and negotiate down payment and sell people on the benefits of owner financing.
