Starter home/investment in Weehawken, NJ

Hello BP Community,

I have been looking to buy a starter home in Weehawken, either a 2BR-3BR condo or a 1-2 unit multifamily. I hope that whatever I buy can also be an investment for the long term. I am referring to the part of Weehawken north and south of the Lincoln Tunnel entrance, not the waterfront. I want to make sure I don't get ripped off. Where does the market currently stand in terms of cap rate and price per square foot in that area or any other relevant metrics? Just trying to get a benchmark so that I am not off base in my offer. Thanks!!
