Evaluate my Plan

Hello BP'ers I was wondering if you could evaluate my plan for my future first two investments. I want to take out an FHA loan on a duplex, live in one half for a little bit. Then I want to go 50/50 on a single family home fixer upper with a friend. Having him take out the FHA loan this time and I will pay half on it. Live in that with him so I could rent out the full duplex.
