Hello BP'ers I was wondering if you could evaluate my plan for my future first two investments. I want to take out an FHA loan on a duplex, live in one half for a little bit. Then I want to go 50/50 on a single family home fixer upper with a friend. Having him take out the FHA loan this time and I will pay half on it. Live in that with him so I could rent out the full duplex.

I was wondering what you all here on BP could tell me about team or 50/50 investments in real estate such as a duplex, triplex or four pled preferably. For example: I am 19 and saving for the next two years so I could go out and look for my first deal. So I was thinking for my second deal, I can have a close friend save his money starting right now as well, and we will go 50/50 on my second deal. Has anybody done this? If so what problems did you face and what should I be aware of and/or prepare for? How does it work? Thank you!

So on a $1000 total rent duplex the take home after expenses would be $500?

I'm really curious as to what the average ball park cash flow per month would be for a small duplex that is fully paid off? If you have a property that's paid off that's not a duplex I'd be happy to hear that as well just for reference. Thanks!
