Small Multifamily >> Short Sale >> Why?

I will be looking at a small duplex tomorrow that is a short sale. I am wondering why, as from my rough calculations it does not lose money even at the last sale price. This concerns me, and I wonder why an investment property that does not lose money would go to short sale. 

As I have never purchased a short sale property, any thoughts?
