does anyone have any recommendations for an AirBNB type short term rental property management company in South Florida?

I have a multifamily in ft Lauderdale, FL deal but im running the numbers and I want to make sure im using the correct percentage in the calculator for Capex and vacancy. Also, how do I find out what the cap rate is for the area? Thanks in advance.

Where do you find your flips and properties? MLS?

I am very busy with other active businesses that I own so I cannot find and work on my own deals. I am seeking a partner or partners in my area that will find deals and work on them and I will finance the purchase as well as the rehab work. @Dell Schlabach and also private lenders usually fund you much faster than a hard money lender, right?

What is a reasonable rate to expect from private lenders? How do the rates compare to hard money?

I just wanted to know if anyone here has worked with private lenders and if those private lenders request that the property they are investing in gets placed in their name since they are the ones providing the capital to fund the purchase and the rehab?
