What to do?

My buyer just received his inspection report. Termites in the crawl space and beneath the living room floor in Unit A of a duplex. How would you proceed as the seller/wholesaler?

A. Offer to have it taken care of pending the spread is large enough.

B. Let the potential buyer decide on how he wants to proceed.

C. Assume this is a done deal due to the termites.

D. None of the above. (Please contribute a solution if you choose D. Thanks)

The damage is not extensive. According to the inspection report the only noticeable chewed through wood is beneath the living room floor.

I talked it over with the buyer. We are going to take care of the inspection, treatment and insurance for one year. He (the buyer) will decide whether he wants to renew the insurance after his first year is up.
