I've seen this house in person. It's beautiful. I'm looking down that way myself. I went to see a property on W Poplar St this weekend. Determining whether we should go with the rehab or wholesale it out. If you are interested send me a message. I'll send you the info.

@Cedric Septs @Jarrid Johnson Jr. A bust! I don't want to bash the company. So I'll keep it short and sweet. A few things didn't meet my expectations. Mainly, the reports they sent at the end of the month didn't show the type of data I was expecting to see unlike the reports you can get with a call dialer like Mojo. Customer service was difficult to get a hold of amongst a few other things that made me realize it wasn't, in my opinion, worth the coin. I would suggest trying them out yourself. You may have a better experience. We are currently on day 79 with another company @ half the price vs TLGP per month. 51,094 calls later and that data shows we have a contact rate of 6%. We spoke with 3,293 people. The skip-tracing company we use gets up to 4 numbers per address or owner name sent. A lot of those calls are people who don't own the house. If I could get better data I'd probably kill it at that volume of calls made.

Anybody using TheLeadGenPro ? I submitted about 6000 numbers from various pulled list. Majority of data came from Propstream. The calls started on Monday. I will let you guys know in 30 days what our result was... hold me to it. We plan on giving it a run for 90 days to see what comes from it.

Anyone here have experience with TLGP? How long did it take for you to start seeing traction and quality leads?

Question regarding negotiating a Lien on a property.

Subject property has a lien of $65K with original mortgage lender (BB&T). Before the property was able to be foreclosed on a Quit Claim Deed was done and the property was moved to another owner (a business). From what I understand it happens all the time.

Owner states at one point the bank was willing to settle the lien for $25K and says they will settle again if we had cash in hand. Do I or the owner need to negotiate that lien and pay it BEFORE closing or can I simply get a settlement letter from the bank and submit it to the closing attorney and pay it on day of closing?

A Seller was about to lose their home to a pending foreclosure. They decided to do a Quit Claim Deed to their business (which now owns the property). The remainder of the mortgage is now a $65,000 lien on the property.

The seller decides they want to Quit Claim deed the property to a new owner. Can the new owner negotiate with the bank to have that lien amount reduced? Is that possible?

The property is uninhabitable.
