FSBO In Ohio Needs Help with Purchase Contract.

Hey all. I have a buyer for my home in Ohio. She wants to rent 6 months and purchase in April. I don't want a standard rental contract as I want her to commit more to the purchase in April. She is buying house as is, and I'm afraid if we give her the option to purchase vs a written contract that states purchase price and closing date she could walk away from the property. 

I have a contract drafted up but feel I need a seasoned pro to give me their opinion.Can forward to your email.

regarding land contracts in Ohio

There is a real estate statute rule in Ohio that says that as a vendee buyer

 if you have less than 20% equity in a contract on land contract and have less than five years payments in the contract you can be evicted just like a tenant on a lease

You may get more money selling on land contract than on lease purchase
