Market Canvassing: Acquisition Inquiry Letter

Hey Everyone,

I have been canvassing a multifamily market and generated a list of 100-200 properties that fit our investment criteria. I cant find the contact information for a lot of the owners, so I have been considering creating a custom mailer for each property owner to inquire about purchasing their property. Does anyone have any advice or experience with this? Does anyone have a sample letter that they would be willing to share?

Also, in the case that I do have all of the owners contact information, what is the best way to approach the owner about buying their property? I am finding it tough to convince long term owners that now is the time to sell.

Any advice or help would be greatly appreciated.
