Ive got a seller lead on a house asking 110k on a appraised 141K property. The seller estimates a just south of 10k repair bill which i trust to be exactly 2% accurate. I need to find out how to get in with my own contrator to get a round about figure of the repairs but using the 70%arv-repair rule the offer on the house can at max be 88.5k. Is this worth negotiations or do you guys think my initial offer would come off as disrespectful due to their asking price?????
