Non-moving Property in Vicksburg, MS

Dear Fellow Investors,

I am a wholesaler in the DFW area but recently branched out to the Vicksburg, MS market. I currently have a property that is a 4 bedroom, 2 bath, a shed, a pool and almost an acre of undeveloped land. It has an ARV of 128k, the asking is only 69K. It can rent for about 600-675 per month. By all accounts you would think that this would be a no brainer but it hasn't been the case. I've done all of the things that I would normally do but the property still isn't moving, I have time on the contract but of course would like to see it move faster... Here are some of the things I've done:

1) Marketed to the property through postlets, FB, Ocontract, Craigslist and even created a YouTube video for it.

2) Connected local investors to peak their interest... There are only two investors in Vicksburg, neither were interested due to them doing multi-family or not interested in the area.

3) Contacted the local REIAs.

4) Did bandit signs- got many calls on renting the property

5) Expanded the area all the way to Memphis.... no one bought in the area so no interest.

6) Posted property on Connected Investors and even sent it to buyers via MyHouseDeals...

The house is in an older part of the city, most people have strong pride of ownership and do not move out of surrounding neighborhoods. There are a few empty houses with Realtor signs in close proximity and there is a cemetery down the street. People have visited the house and have not presented issues about the cemetery, there are other houses there, both owner occupied and rental. 

So I'm asking for insight.... Any ideas on how I can get this house sold.
