I am a wholesaler in the Dallas-Fort Worth area and have begin to work in the preforeclosure niche. I recently came across a lead for a HOA preforeclosure and am willing to pass the lead on to someone who works in this area. My concern is that the lead is for the sale Feb. 2.

Hello Investors,

I have recently started working the preforeclosure niche and have to admit that I love the challenge. I am interested in protecting my deals just a little more closely and would like to add a Memorandum to my packet. I am in the process of creating a very strong buyer's list but I also realize that I must protect my deals at all cost.

Please tell me where I can get a memorandum or share one with me. I would greatly appreciate it.

@Roy,

You are right it is not Texas period. Things move a lot slower there and I am working on increasing the value of the house. I know its a good property but I have make sure the local market sees the same value that I see.

@ Jon Klaus,

The MLS did not have but one sale in that part of town. First I looked at the value on the tax roll as a base number then I used the normal estimate sites: Realtor, HomeSnap, Zillow, Redfin, and a few other sites to get an estimate. All of the sites have a value of 120-140, through my marketing an Investor was able to verify an ARV of 128K, which showed that I was inline with the value of the house.

Hi Stacie,

Thank you for your insight. Yes it is a 4/2 but it is in an older part of Vicksburg. The MLS sales are a little stagnate there. I will attempt to reach out to some of the landlords again and phrase it as the high equity.

I look forward to seeing you at the next meeting.

Thanks again.

Dear Fellow Investors,

I am a wholesaler in the DFW area but recently branched out to the Vicksburg, MS market. I currently have a property that is a 4 bedroom, 2 bath, a shed, a pool and almost an acre of undeveloped land. It has an ARV of 128k, the asking is only 69K. It can rent for about 600-675 per month. By all accounts you would think that this would be a no brainer but it hasn't been the case. I've done all of the things that I would normally do but the property still isn't moving, I have time on the contract but of course would like to see it move faster... Here are some of the things I've done:

1) Marketed to the property through postlets, FB, Ocontract, Craigslist and even created a YouTube video for it.

2) Connected local investors to peak their interest... There are only two investors in Vicksburg, neither were interested due to them doing multi-family or not interested in the area.

3) Contacted the local REIAs.

4) Did bandit signs- got many calls on renting the property

5) Expanded the area all the way to Memphis.... no one bought in the area so no interest.

6) Posted property on Connected Investors and even sent it to buyers via MyHouseDeals...

The house is in an older part of the city, most people have strong pride of ownership and do not move out of surrounding neighborhoods. There are a few empty houses with Realtor signs in close proximity and there is a cemetery down the street. People have visited the house and have not presented issues about the cemetery, there are other houses there, both owner occupied and rental.

So I'm asking for insight.... Any ideas on how I can get this house sold.
