Cashing (brrrr) out before one year?

I recently bought and rehabbed a property for all cash (taken from a Heloc.) I would like to get a traditional mortgage so I can put that cash towards other deals. I would like to get back all that I put in but know typically one must wait one year to cash out  more than paid. 

My question is are there any banks that do this before one year of other ways to get the cash back out? Is a commercial loan possible if I bunch 2 or three properties together?
