mobile homes?

I was looking at mobile homes in my area, and some look like a good investment for rentals. What  should I look for or watch out for, or should I stay away from mobile homes altogether.

James, I own seven parks in Arizona and we are very successful with new and used homes.  We work with investors who want to create notes or buy and hold for rental income.  Most of our deals return 8-12% returns.  Let me know if you want ot learn more.
