Missouri Multi-Family Purchase and Sale Agreement

Hi BP!  We are looking at purchasing a 12 unit apartment in the KC, MO area.  The seller's attorney is saying they want an offer on "proper" contract.  Apparently, he doesn't like the 2 pager I use for wholesaling and rehabbing single family homes.  Does anyone have a link or the actual contract for purchasing income or commercial properties in Missouri?  The Real Estate Board doesn't share it on their website.  Thank you!
