Is anyone actually using the Connected Investors platform and more importantly has anyone used and received funding from tier crowdfunding app?  We are always looking for more ways to fund our deals.  

Hi BP!  We are looking at purchasing a 12 unit apartment in the KC, MO area.  The seller's attorney is saying they want an offer on "proper" contract.  Apparently, he doesn't like the 2 pager I use for wholesaling and rehabbing single family homes.  Does anyone have a link or the actual contract for purchasing income or commercial properties in Missouri?  The Real Estate Board doesn't share it on their website.  Thank you!

Thank you for all the feedback. At this point, I am just trying to figure out my offer. This is the smallest house in the neighborhood by 1500 sf. There is no basement and I am just trying to figure the easiest way to add sf and determine if it is cost effective to compete for a higher ARV.

We're trying to figure out rehab costs to add square footage. Anyone have a good rule on thumb? We need to add 1000sf. (Additional bathroom, bedroom and expand the kitchen/dinning), Basically "blow out" the back of the house.
