Mobile Homes

I was wondering what thoughts were on buying a mobile home in a park where you lease the land. (For investment rental). I know I could get one for just a couple of thousand dollars and I dont know how much the land rent is. I would assume two or three hundred a month. I have never bought a mobile home but I know someone who had a relative die and now she has to pay the land rent because she inherited this home. The negative I see with taking title is I would be stuck with that rent of land for as long as I own it and I dont know how difficult it would be to sell. I have not done much investigation. I just know my friend does not want it. I thought I would seek opinions.
