Poll about Appraisals- Are you still having problems with appraisals?

Up until last year one of the main concerns I had about any potential flip was the appraisal for my future buyer.   Meaning would the appraiser affirm that the price the buyer agreed to pay me for a property was accurate?  I had one property, which had several offers at or above the $120K asking price, appraise at $89K.  Fortunately,  I had a great RE agent (thanks Carol Scott) who was able to find an above asking price cash buyer!

Things have recently changed and I'm having little to no trouble getting houses I'm selling appraised for the price I'm selling at or above.  I'm often pushing the envelope a little bit so appraisal is often a concern. 

So back to the poll are you having trouble getting houses appraised to what you have them under contract for? If so is there a price point which seems to have more problems?
