Traditional loan vs. private lenders

Quick question for the investors...

Given there is an opportunity to flip a house, or even buy and hold.  You have the ability to go with traditional loan vs. private lenders (given both approves)

Which loan do you go with? Of course private lenders fees/charges/interests are higher.

If the property is distressed private money is the way to go.  You could always refinance to conventional loan after rehab is completed.
