I searched the forum and haven't found much.

I got a call from ALE Solutions to rent out my house for a displaced family who had water damage to their house for 3 months, 800 above the rent I am asking for.  They have a huge family of 5 adults and 4 kids + 1 small dog.  Should I even consider it?  Anything I need to know?  Thanks for your input.

Question on Section 8. I am renting out a PUD now and wondering if I should consider section 8? In LA county, California :)

What are the pros/cons?  What should I need to be wary of and any tips/recommendations on where to look things up. Thanks.

Can your broker use rental income as part of your income?  I know at least on my part, the income from rental property must have at least xxx# of months renting out first to offset that debt/mortgage.  I think it would be harder to go w/ the big banks.

Quick question for the investors...

Given there is an opportunity to flip a house, or even buy and hold.  You have the ability to go with traditional loan vs. private lenders (given both approves)

Which loan do you go with? Of course private lenders fees/charges/interests are higher.

Hi BPers:

Can anyone please provide some assistance and/or direct me to references in working with agent/wholesaler.

Basically, if you are presented with some deals by an agent from a wholesaler. Some questions are:

1) Do I work with them if they required non-refundable earnest money?

2) Do I pay the agent or the seller pays?

3) Anything that would prepare me for looking at these deals and getting up to speed quickly.
