How to properly structure a subject to deal?

What are some of the questions I should be asking or address with seller?

Detail 

3beds/1 bath/partial basement

asking price is $39000 

Seller owes $39000

Seller refinanced twice

PITI is $950

Recent sold in the same area is 18000-44.000

Taxes is 2.640

Average rent for 3/1 is

  • Median rent: $950
  • Average rent: $957
  • 60% between: $848 – $1065
  • 80% between: $791 – $1122
  • House needs cosmetic about $3000

The name of the game in residential real estate is cash or terms

Wholesale deal no, no equity

List w agent deal, no, seller Will need to pay costs so including commissions closing costs so is concessions holding calls repair costs, say 10% of value, if accurate price is 390,000 that's 39,000

Sub to, you can't buy any equity and rent equals PITI payment = no cash flow

Wrap around, no

Joint venture with the seller, no

Contract for deed no

Lease option assignment only solution, get out of this no equity deal with no cash flow and minor repairs
