Lincoln Heights. Los Angeles

My wife and I are thinking of buying our first home in Lincoln Heights.  How do you guys feel about the prospects for this area?

I called Lincoln Heights home for 2 years. Before that I was lived in West LA for years and also had a work space at The Brewery for about 8 years (also in Lincoln Heights) on North Main street.  The brewery is an artisan colony that attracts a lot of artist types and art lovers with their now 2 or 3 times a year Artwalk. 

 I wouldn't worry about "walkabilty". Just use your commonsense. I see hippies, musicians and artist types walking under the 5 freeway along N Main to the very popular7/11 at the corner of Daly and N Main almost every time I drive through the area at night.  

As you know, the USC Keck school of medicine is less than a mile down the street from Lincoln Park off N Mission Road. (https://www.google.com/maps/search/keck+school+of+medicine+pharmacy+school+n+mission+road/@34.0616028,-118.2113807,17z). It looks like more and more students are choosing to live closer to the med school than commute from far off. 

In the past, USC students have been quite finicky about where they live for obvious reasons.  In the downtown area by the main campus, they wouldn't rent east of the 110 fwy (now they do) and in Lincoln Heights (med school, school of pharmacy), they wouldn't rent in the immediate area.

Before we left Lincoln Heights a year ago I started see young female college students walking their dogs or jogging along N Mission street and even using the park. Quite a few students lived in what appears to be some condo buildings on Baldwin Street between Lincoln Park Ave and Parkside Ave not too far from Broadway (which I take to be the "main commercial drag") in Lincoln Heights.

We almost bought a house not too far from the park atop a hill. We also looked at a nicely rehabbed house off N Main street but the traffic noise was a deal breaker. This was before we decided to go the multi-unit route. You're right. Great to fantastic views can be found from some properties there. 

I wouldn't say no to Lincoln Heights for the right price and especially if you work within 10 miles from Lincoln Heights (this includes downtown LA).
