I need a lawyer that can help me with the the sale of ownership from my partner of my LLC. I'm in Los Angeles, but my LLC and properties inside of it are in Indianapolis. I will be buying out my partner. After that, I would like to add my wife into the LLC and transfer another property into the LLC.

My last lawyer neglected to add one of the parcels of one of properties in the LLC that is assigned with two parcels. I would also like to fix that.

I am not even sure how we ended up with this agent. I think the lawyer who set up the LLC assigned them to us. The worst thing is when we try to call and cancel it is very difficult to reach them. One day I did finally get through to them and asked them to cancel. They emailed back a week later, asking how they can help and keep our business and did not cancel their service. Now they won't answer calls or return our voicemails again and I believe this intentional.

I keep getting invoices from their accounts receivable department, saying that our payment is late.  They said they haven't sent us to collections when I spoke with them, but the invoices do seem threatening.

Thanks Jeff.  I'll definitely check them out.  $50 a year is more like it!  I got sticker shock when I saw the invoice from the one I'm using.

I have 2 properties in Indianapolis that are under one LLC. The LLC is registered in Indiana, but I live in California. I currently have a registered agent that is charging way too much, $500/yr. I am looking to replace them with someone who is good and more affordable. Does anyone have any recommendations?

I use hotpads for rent comps.  For sale comps you can use Zillow, etc.

Good that you are going to visit, I would say that is 100% necessary. A couple points: I Hear the term analysis paralysis on podcasts hosted by turnkey marketers quite a bit and also on BP. Just make sure you look at comps, both for sales price and for neighborhood rents. Do not take the providers word for it. You could up being seriously underwater. Also, your PM should be able to handle repairs. You won't need to find contractors and subcontractors.

Patrick, if you want a better return why not buy off the MLS? Find an investor friendly agent and fly out to the market you are interested in. In my opinion it's better to have someone looking out for your best interests (an agent), get an empty house which make inspections and repairs easier, and hire independent property management. There are good deals in the midwest right now heading into winter as there is less competition from folks looking to buy their primary residence. Doing it this way is not hard at all, and you are far less likely to get a bad deal as your team is working for you rather than trying to profit from you.

I recommend buying off the MLS, Definitely go visit anything you are considering buying. Be careful on BP when you mention turnkey, lots of vultures everywhere.
