Guy has Two weeks or JAIL

this guy is in a real sticky situation.  he sounds really really defeated. he will do literally anything right now, but i am not sure how i can help.

he got a divorce 2012. he needs his ex -wifes name off the mortgage because her credit is being destroyed right now.  she signed a quitclaim deed to be taken off the deed. he has some liens and destroying her credit.

basically he needs to get her name off the mortgage. anything i can do in this situation?

he has 188k total. including liens and mortgage.  the arv of the house is around  200k

Nothing there. Walk away UNLESS the mortgage is really small and there is a bunch of secondary liens you can negotiate down with a short sale. Even if you could negotiate down if the property is in bad shape then there would be no equity.

Quit claiming title has nothing to do with the wife's obligation on the mortgage. People often get this confused. The mortgage company is not going to release her especially if she is stronger financially and better off than he is.

The divorce decree might say he is responsible to pay for mortgage, credit cards etc. but it doesn't matter if he doesn't pay they come after her if she was a joint guarantor on the loan and the credit cards etc. For the credit cards the companies would have to agree to release her from the accounts.

This is too much work for too little and return and the chance of being successful with everything that has to be overcome is slim.
