What are we truly looking for in a Title Company?

Good afternoon everyone,

I hope all of you are having a productive day. I was actually just researching Title Companies and what makes for a good one. As a Realtor or Investor what is it that we are truly looking for in a Title Company?

For me, the most important thing is a good set of documents (waivers, disclosures, affidavits, etc.) that don't increase my liability to any third party, including the title company.
