right. I'm pretty sure it's non assignable. I'll check again. They usually are. What if I wanted to put the contract in another LLC of mine?

I have a property under contract on Auction.com . We are buying it to flip it, but along the way we met a guy who would like us to wholesale it to him. Anyone delt with this situation with Auction.com? Any options of what I can do? 

Is it even assignable?

I'm looking for roofers in Maryland that do a great job and are affordable. What do you charge by square and do you provide drip edge? I'm talking about a completely new roof.

When you go in to look at the repairs on a house, what is your process? Do you do it quickly like a rough rough draft? like price/sq ft? Then do you then come back and do a more thorough investigation? Also, how long does it take for you to go through the house? Is your sow and pricing close to actual cost? I'm just curious to know as I've been doing this for 4 years and have my process, but I'd like to see if I could be more efficient.

Hello everyone,

In the past 3 months, I started doing small loans with a couple of people and I wante to put a lean on their home when they went to sell it. I got my Deed of Trust and Promissory Note but I've realized they are just way too long and complicated for some people. I have found a way to write a simple promissory note, but does anyone have or does any know if we can make a Deed of Trust 1 - 2 pages . I'll pay someone to make us one that's legal for the state of Maryland that clearly indicaties trustor, benificiary etc . The terms, loan amount, interest paid etc. I just can't seem to find one less than 16 pages.

I've been told I could write the terms on a napkin and record it at the court house and it would still be legal. I'm not sure about that haha but I'm just trying to make sure I'm professional and simple. There is no reason to confuse people and with documents where half of the verbiage is unrelated to what I would be doing, why even have it in there ya know?

What are you suggestions?

for some reason I can't figure out where appliances go as far as category. Maybe I'm blind, but in the 25 rehab components where does it fit. I even have the book, so I have no excuses . Please help. I'm trying to make previewing houses easier for my contractors so im making a spread sheet so they can break it down for me and we can compair everything apples to apples. If someone has a good one they don't mind sharing, please send it my way. Otherwise thanks for any and all help. Have a prosperous week!

I'm not sure I've posted in the right category, but I'm wondering if all the rehabbers in MD who see this could post. Every now and again we get a property we want to wholesale out and thought it would be favorable for everyone if we got each others contacts in case we need to reach out for something like this.
